Need To Sell Your Home?

As a Realtor in the New Tampa area that predominantly lists homes for sale I’m often asked “Is anything selling as far as Real Estate?” My answer most of the time seems to catch the person asking the question off guard. I answer with “If the seller can think like a buyer the home will sell”. I know from experience if a home is priced correctly, shows well, along with a strong marketing plan the home should receive an offer with in sixty days or so. Like a first impression, the first three weeks of a new listing are when the most showings occur.

I find buyers today are much more market savvy than sellers give them credit for. Mainly because internet sites like Realtor.com, and the fact that comparable home sales are recorded in the county records which the public has access to. Today Buyers most definitely do their homework. You can bet on that.

So if you’re considering selling your home start thinking like a buyer. A buyer’s major concerns are most often as follows.

1. Location, Location, Location

2. Price

3. Number of Bedrooms, Bathrooms, & Square Feet

4. Condition of the Home, and Upgrades

5. Curb Appeal

6. Taxes, Additional Fees ( HOAs & CDDs) and cost of Insurance

7. The big one Perceived Value compared to the competition.

Competition today is just not limited to your neighborhood. Think zip code.
